what's in the ~/.xsession-errors file ? Does the user have write permission in his home dir ?

The ~/.xsession-errors file for the root user is: XIO: fatal IO error 104 (Connection reset by peer) on X server "xt2:0.0" after 98 requests (88 known processed) with 0 events remaining.
