I need help starting an X-terminal session. Here is what I am getting:

Well, the solution is right there: "You should be using Xwrapper to start the server". Due to security reasons, the X server binary itself is not setuid root any longer. There is a wrapper "Xwrapper" for this.
Try "Xwrapper -query penguin :1" instead.
When I try "Xwrapper -query penguin :1", X starts up but then crashes with the following error: Fatal server error: XDMCP fatal error: Manager unwilling Host unwilling Can you or anyone tell me what is wrong?
