That is on *some* packages, I have to do make install; checkinstall; make uninstall, for the RPM to be build.
I have installed dozens of things via checkinstall, but I never found that particular problem.
I dont have a specific app in mind, so I can't post the error, just noted that this is sometimes the case.
It would be interesting next time you find that problem you tell us so we can try. What I have noticed is that it fails if the spec file from a previous run remains.
