I can confirm that the same thing happens with the non ose version of VB. I 
get the following error:

make KBUILD_VERBOSE=1 -C /lib/modules/2.6.36-custom/build SUBDIRS=/tmp/vbox.0 
SRCROOT=/tmp/vbox.0 modules
make[1]: *** No rule to make target `modules'.  Stop.
make: *** [vboxdrv] Error 2

Could you please post the error you get ?
